Charleston at Christmas is worth the trip: the Holiday Festival of Lights glowing through the live oaks on James Island, the city’s holiday parade rolling up Meeting Street, wreaths on the gates South of Broad. The harder question is where to stay in Charleston for Christmas when you are bringing the whole family and want more than a room.
We will be upfront about our answer. At Kiawah Island Luxury Rentals our homes are on Kiawah Island, not in the historic district. The drive downtown takes about 45 minutes, a little more in holiday traffic. What you get in exchange is an oceanfront house with space for twelve, a quiet beach on Christmas morning, and a kitchen big enough for Christmas Eve dinner. If that trade sounds right, start with our Kiawah Island rentals and read on for how the week actually works.
Where to stay in Charleston for Christmas: downtown or the islands?
There is no single right answer, so here is the honest version of the choice most families face.
- Downtown (the historic district): Walk to the parade, the shops on King Street and the holiday lights in Marion Square. The trade-off is space and price: most downtown lodging is rooms rather than whole homes, parking is tight in December, and a group of ten rarely fits under one roof.
- The nearby beach islands (Kiawah, Seabrook, Folly, Isle of Palms): Whole homes, real kitchens, and quiet December beaches. You drive in for the events and drive home to your own space.
- Kiawah Island specifically: A gated, residential island with 10 miles of beach, about 45 minutes from downtown Charleston and about 30 minutes from the Holiday Festival of Lights at James Island County Park. Freshfields Village, with groceries, wine and holiday events, sits right at the island’s entrance.
If your plan is to be downtown every night, stay downtown. If your plan is two or three big nights in Charleston and a real holiday at home in between, Kiawah is the better base, and that is the trip this guide is built around.
Why Kiawah Island works as a Charleston Christmas base
December on Kiawah is quiet in the best way. Daytime highs usually land around 60 degrees, the beach is nearly empty, and the bike paths that are busy in July are yours. You can do one Charleston outing a day, be back for an early dinner, and still have the feeling of a holiday rather than a sightseeing marathon.
A whole home also changes Christmas itself. Gifts go under one tree instead of in three hotel rooms, the kids have a place to play on a rainy afternoon, and Christmas dinner happens around your own table. Our concierge team can stock the pantry and wine before you arrive, set up baby and family equipment, arrange a private chef for Christmas Eve, and line up babysitting so the adults can have one dinner downtown.
Our Christmas home on Kiawah: 9 Eugenia Ave
Kiawah Island Luxury Rentals is a boutique company, and right now our bookable home is one exceptional house: 9 Eugenia Ave. It is the house we would pick for a multigenerational Christmas anyway, and it books as a single group, so Christmas week goes to one family each year.
9 Eugenia Ave: oceanfront, three levels, sleeps 12
9 Eugenia is a nearly 5,000 square foot, three-level oceanfront home with panoramic Atlantic views, a private infinity pool and private boardwalk access to the beach. It has two king primary suites with their own bathrooms, a bedroom with two double beds, a queen bedroom, and a third-floor bunk retreat that sleeps six. An elevator connects all three levels, which matters when grandparents are part of the trip.
- Sleeps: 12 guests, 5 bedrooms, 6 bathrooms
- Setting: Beachfront, with ocean views and private boardwalk beach access
- For Christmas cooking: Chef’s kitchen with a dining table, plus a kitchenette on the bunk level
- For the family: Elevator, high chair, ping pong table in the garage, fire pit, BBQ grill
- Outdoors: Private infinity pool and outdoor living areas facing the ocean (ask us about pool heating for December dates)
- Extras: Concierge-arranged bike rentals, beach gear, personal meet-and-greet
- Guest rating: 5 stars from 8 verified reviews on our property page

A bunk room built for Christmas morning
The third floor is the part kids remember. Three sets of built-in twin bunks sleep six, with their own living space and a kitchenette, so cousins can stay up late on Christmas Eve without waking anyone on the floors below. One guest wrote on our property page that their kids “loved the bunk room and having their space,” and that the kitchen “had every tool I needed” for a crab boil, a fish dinner and a pancake buffet. Swap that for Christmas morning pancakes and you have the idea.
- Bunk retreat: 3 twin bunk beds, sleeps 6
- Second living area and kitchenette on the same level
- Adults keep the two king suites on the floors below

Oceanfront days between Charleston outings
On the days you stay home, the house does the work. Walk the private boardwalk for a Christmas morning beach walk, set up the ping pong table in the garage for a family tournament, or light the fire pit after dinner. Another guest summed it up: “The beach is just steps away and is very private as well.”
- Private boardwalk to a quiet stretch of beach
- Deck loungers and outdoor seating facing the ocean
- Bikes can be staged at the house through our concierge for rides on the island’s trails

Charleston Christmas 2026: what’s worth the drive from Kiawah
You do not need to do everything. These are the holiday events we plan a Kiawah Christmas week around, with 2026 dates where they have been announced.
Holiday Festival of Lights at James Island County Park
The Lowcountry’s biggest holiday light show is a three-mile drive past more than 750 light displays, followed by a walk-around area with a train ride, carousel, marshmallow roasting and visits with Santa. It is the closest big Christmas event to Kiawah, about 30 minutes away, and the easiest night out with young kids.
- 2026 dates: Nightly, November 13 to December 31, 5:30 to 10 p.m.
- Santa: Nightly from opening night through December 23
- Tickets: Priced per vehicle and vary by night; buying online in advance is cheaper than at the gate
- Address: 871 Riverland Dr, Charleston, SC 29412

The City of Charleston Holiday Parade and tree lighting
Charleston’s holiday parade is the big downtown day of the season. The city has announced the 2026 parade for Sunday, December 6, stepping off at 3 p.m. In recent years the route has run up Meeting Street toward Marion Square, where the city tree lighting follows in the evening. The 2026 route and tree lighting time had not been posted yet when we wrote this, so check the city’s announcements before you go.
- 2026 parade: Sunday, December 6, 3 p.m. (route to be confirmed by the city)
- Tree lighting: Marion Square, usually the same evening (2026 time not yet announced)
- From Kiawah: About 45 minutes; leave early, as downtown streets close for the parade
- Marion Square address: 329 Meeting St, Charleston, SC 29403

Christmas on Kiawah itself
Some of the best holiday moments happen without leaving the island. Kiawah Island Golf Resort hosts a free Christmas Spectacular Festival at Night Heron Park on Friday, November 27, 2026 (noon to 4 p.m.), with Santa’s sleigh, letters to Santa and live Christmas music. The resort also lights the tree at The Sanctuary each season and dresses the hotel lobby for the holidays; the 2026 tree lighting date had not been announced yet. Just outside the gate, Freshfields Village has Santa Visits the Village on November 27, a Holiday Market on November 28, and Holiday Movies on the Village Green on Saturday, December 12, 2026.
- Christmas Spectacular Festival: November 27, 2026, noon to 4 p.m., Night Heron Park
- Freshfields Village Holiday Movies: December 12, 2026, 6 to 9 p.m., 165 Village Green Ln
- From 9 Eugenia: Both are a short drive on the island

Frequently Asked Questions: Where to Stay in Charleston for Christmas
Where is the best place to stay in Charleston for Christmas?
It depends on your group. Couples who want to walk to everything usually prefer the historic district. Families and multigenerational groups who need several bedrooms, a full kitchen and space to spread out often do better in a vacation home on one of the nearby islands, such as Kiawah, and drive in for the parade, the lights and downtown shopping.
How far is Kiawah Island from downtown Charleston?
About 45 minutes by car, sometimes longer in holiday traffic. The Holiday Festival of Lights at James Island County Park is closer, about 30 minutes from Kiawah.
What are the dates of the Holiday Festival of Lights in 2026?
The 2026 Holiday Festival of Lights runs nightly from November 13 to December 31, 5:30 to 10 p.m., at James Island County Park. Tickets are sold per vehicle and are cheaper when bought online in advance.
When is the Charleston holiday parade in 2026?
The City of Charleston has announced its 2026 Holiday Parade for Sunday, December 6, at 3 p.m. The route and tree lighting schedule are usually confirmed by the city closer to the date.
Is Kiawah Island worth visiting in December?
Yes, if you want a quiet holiday. The beach is open year-round, daytime highs are usually around 60 degrees, and the island’s bike trails and beach walks are at their most peaceful. The water is too cold for most swimmers, so plan on walks, shelling and dolphin watching rather than swimming.
How many people can stay at 9 Eugenia Ave for Christmas?
9 Eugenia Ave sleeps 12 guests in 5 bedrooms with 6 bathrooms, including a third-floor bunk retreat for six. It is booked by one group at a time, so Christmas week can only go to one family.
